New Affordable Housing Initiative in Abu Dhabi

Abu Dhabi’s Department of Municipalities and Transport (DMT) is teaming up with Aldar to create two substantial residential communities, introducing 9,000 affordable rental units throughout the emirate.

These projects will be situated in Mohamed Bin Zayed (MBZ) City and Baniyas and form part of the Value Housing Programme led by the government, aimed at increasing access to quality, affordable living spaces. This initiative aligns with Abu Dhabi's comprehensive urban development framework, which emphasizes the development of inclusive and sustainable communities.

According to the partnership terms, Aldar will oversee the development, leasing, and management of these communities, while DMT will offer long-term land leasing rights. The overall gross development value of these initiatives is projected at AED 2.8 billion.

These new housing developments will further enhance Aldar’s expanding portfolio aimed at long-term retention, which now totals AED 20.1 billion. This portfolio includes significant residential rental projects on Yas Island and in Al Shamkha.

Community Design and Location

The Baniyas project will be ideally positioned along the Abu Dhabi–Al Ain (E22) highway, featuring over 30 residential buildings. It will combine residential units with retail spaces, leisure facilities, and natural green areas.

Conversely, the MBZ City development will provide a mixed-use residential area containing both single and multi-tenant housing, complete with necessary retail and on-site amenities to facilitate daily living.

Emphasis on Accessibility and Convenience

Slated for completion by 2029, both communities are designed prioritizing accessibility and convenience, ensuring direct links to major transport networks.

Future residents can look forward to well-managed spaces equipped with modern facilities, landscaped areas, and easy proximity to vital services, promoting a comfortable and affordable way of living.

Officials noted that this collaboration signifies Abu Dhabi’s dedication to addressing the rising demand for diverse housing options. This endeavor also supports broader social initiatives aimed at community development and enhancing residents' quality of life.
